The Salt Lake County Planning Commission unanimously sent a clear message of denial to the request of Terry Diehl to rezone for higher density development his Tavaci development project in the now unincorporated part of the county at the mouth of Big Cottonwood Canyon ("Planners deny Tavaci's high density zoning request," Tribune, June 13).
He and other developers who seek to tilt the zoning playing field to improve their risk/reward ratio in an investment should be formally discouraged by the county officials entrusted with the stewardship of land-use policies.
Risk is a part of any investment. When Diehl undertook the investment project years ago, he knew full well that he would be required to comply with the low-density residential FR-0.5 zone.
His attempt now to persuade Salt Lake County to allow the "high-density residential, limited commercial and other specified uses" permitted in the FM-10 zone, is asking county residents to underwrite that risk and, in doing so, increase his profits.
As the rest of us will not get to participate in the reward, I ask Salt Lake County not to reduce his risk.
