DVD •There are laughs to spare in "Neighbors," an enjoyably raunchy comedy with a surprisingly tender undercurrent.

New parents Mac (Seth Rogen) and Kelly (Rose Byrne) discover a college fraternity is moving in next door — and the nonstop partying, while tempting in a "we're-still-cool" way, is keeping them and their baby girl Stella up at night. With neither the town cop (Hannibal Buress) nor the college president (Lisa Kudrow) willing to help, the conflict devolves into an escalating battle of pranks.

Director Nicholas Stoller ("Forgetting Sarah Marshall") milks the jokes for maximum effect, while the script (by rookies Andrew Jay Cohen and Brendan O'Brien) leaves room for ruminations on adulthood — as Mac and Kelly realize they can't hang with the kids anymore, and the frat's president (Zac Efron) realizes he's ill-prepared for post-collegiate life. —
